Metro line no. 4 opened in March 2014 is expected to make the neighborhood more valuable, and push apartment and commercial property prices up. According to the market analysis of OTP and CBRE the new line makes the Kelenföld railway station and its environment more valuable, and several new developments are to be realized there.

A Shopping Center and an Office Complex Are to Be Built

According to the plans a shopping center and an office complex will be built at the terminal station of the line, and an intermodal logistic center will also be constructed in the upcoming years. Southern Buda has always been one of the most popular locations of the capital. Only 11.8 percent of the offices are not rented at the moment, compared to the 17.6 percent rate of the whole capital. One of the most important transactions of last year – namely selling 50 percent of Allee shopping center – was also realized here.

The Future Shopping Center Will Be the Biggest One in Buda

Since at Kelenföld railway station several empty spaces are available, most of the developments are to be realized here. The future shopping center will be the biggest one in Buda, and the office complex can create 10 thousand new jobs.

Allee and CET Become More Popular Thanks to the New Metro Line

Commercial properties and institutes along the metro line have already become more popular, like the already mentioned Allee shopping center, cultural center CET and several office buildings. The already operating and the future office complexes are expected to be the rivals of those in Váci út.
